Commission Structure

Commission is another question that arises. Our commission is all-inclusive and not payable until the closing of the property. Commissions are negotiable and there are several cases where the total commission may be lower (land listings, situations where we bring the buyer, based on the dynamics and current state of the property itself, or multiple transactions when you are also purchasing a property through us or selling more than one property, for example). 

The commission structure is slated for big changes in 2024.  As of this writing, we do not yet have the full details on how exactly the new structure will work and when it will be implemented (potentially July of 2024). We do know that all buyers will be required to sign a buyer-broker agreement with their agents. We also know that while sellers may offer compensation to a buyer's agent—they may NOT advertise that amount on the MLS.  As soon as Jay and I have more information we will update this page. 

 *At the current time, our broker's policy is to offer a 3% commission to the agent who represents the buyer, no matter what the total commission amount is.  Some listing agents keep a larger portion of the total commission, and offer the buyer's agent a lesser amount.  

Be sure to ask the agents you are interviewing how the commissions are divided! 

 We absorb all marketing costs (staging, professional photography, website listings, signage, access key safes, print and online—including social media boosts— advertising, open house costs), our broker transaction and professional fees, etc.  The commission will always be discussed with you in person and we are happy to answer any questions you may have about its structure or refer you to our broker.
