Preparing to List Your Property

It is our goal to get you the most money possible for your home. Preparing your property for a sale will play a large role in how it is received once the property is on the market. A property that is full of clutter, in a state of disrepair or just generally dirty will be facing an automatic challenge to win over potential buyers. Part of our job is to help you ascertain what needs to be done to the property (if anything) to improve your chances of a higher and faster offer. After the listing paperwork is signed, we will set up a separate appointment within a few days to discuss what needs to be done prior to professional photos. (This is also the time when we will make our “staging” list—more on this on the “Staging” page. You will receive a list (if there are several things) that should be done. You can count on us for an honest assessment, and to always keep budget in mind. Many times, there are things that can be done for little or no monetary investment that will make a huge difference in how your home is perceived by potential buyers and their agents. Cleaning and decluttering will ALWAYS help.

Cleaning Tips

Our photographer is exceptional at what he does— and therefore in demand. Booking him as far in advance as we can is crucial to staying on schedule. Being realistic about when the property can be in photo-ready condition is important. Life gets busy—and sometimes it is better to insulate yourself a bit time-wise rather than be overly ambitious and not be ready when shoot day arrives. Some things are out of anyone’s control. Most days, the weather in this area is gorgeous, but there are times when the sky is so overcast and flat that to shoot that day will not yield desirable results. In these cases, while we will leave the ultimate decision to you, we strongly recommend rescheduling the shoot for the next good weather day available. This may delay the property hitting market a few days, but please remember that a cheerful, sunny shot will appeal to buyers (especially ones from northern or overcast states) much more than one with gray skies.
